CALIFORNIA LAW FAQs

CredHub is a third-party service that reports tenants’ rent payment history to major credit bureaus. This helps renters build credit while keeping landlords compliant with California laws like Civil Code § 1954.07.  

To report rent payments accurately, landlords share: 

  • Full Name, Date of Birth (DOB), Rental Address 
  • Lease Start/End Dates, Monthly Rent, Payment History 
  • Outstanding Balances, Email, and Phone Number

    Note:
    DOBs must be uploaded to systems like Rent Manager for proper credit matching. 

No. California law prohibits making rent reporting mandatory if the tenant must pay for it. It must always be offered as optional unless the landlord covers the cost. 

Under California Civil Code § 1954.07, a tenant cannot be required to pay for rent reporting services as a condition of their lease. If a landlord wishes to offer rent reporting, they must: 

  • Provide clear communication that the service is optional. 
  • Obtain written consent from the tenant if there is a cost to the tenant. 
  • Ensure tenants understand their right to opt out at any time. 

If the landlord chooses to pay for the reporting service, it can be offered universally to tenants as a benefit. Regardless of who pays, tenant data accuracy and consent remain critical for compliance.

For agreements signed after March 19, 2025, CredHub will make commercially reasonable efforts to notify tenants before the April 1, 2025 deadline. Property managers also receive templates if they prefer to notify tenants directly.
If tenants lack email, property managers must send notifications via USPS mail. Offers are also included in lease addendums. 

  • Tenants enroll through a dedicated online landing page that are customizable and may be available in Spanish upon request. 
  • Multi-state portfolios are supported. 
  • Monthly opt-in reporting is available to property managers. 
  • Residents are billed directly unless the Property manager selects to cover the cost, if this is the case the property manager will be billed directly for all residents who have their rental payments reported for credit. 
  • If a resident chooses to opt-out they can manage their subscription on the same page they opt-in.  

CredHub can manage this by creating separate “properties” in our system for each data source. 

  • Tenants can dispute through CredHub’s internal process. 
  • They may also file disputes directly with credit bureaus following FCRA guidelines. 

No. To protect tenants’ credit and program integrity, annual agreements are required. Month-to-month options are not allowed. 

CredHub will bill the property manager based on the number of enrollments. Property Managers will get portal access and monthly reports to track participation.
